Pillar 02 — Renovations

Renovations priced without the retail markup

Kitchens, bathrooms, extensions, painting, plastering, doors and windows. Because we supply the materials ourselves, our quotes don't carry the margin every other renovator has to pass on.

We supply the materials, so we cut out the retail markup other renovators pay

Every renovator has to buy stone, tiles, tapware and joinery from someone. Almost all of them buy at retail or near it, and that margin ends up inside your quote. We buy container volumes direct from the factory for the whole Local Tasker group — so on the same specification, our materials line is structurally lower than a builder who has to shop for them.

How it works

How a renovation runs with us

  1. 1

    Consultation

On-site or in the Camberwell studio. We look at the space, talk scope and budget, and tell you honestly what's realistic.

  2. 2

    Design & Permits

Drawings, selections and interior design if you want it — plus structural engineering and building permits where the work needs them.

  3. 3

    Materials Supply

Stone, tiles, tapware and joinery ordered through our own trade channel, scheduled to land when the site is ready for them.

  4. 4

    Build

One site supervisor, one program, and trades booked in sequence. You get updates, not surprises.

  5. 5

    Handover

Final clean, defects walked through and closed out, certificates and warranties handed over in writing.

What we renovate

Five areas we do most, and do properly

Each one can be a standalone job or part of a whole-house renovation running under a single contract.

Kitchen Renovations

Kitchen Renovations

From a benchtop-and-doors refresh through to a full strip-out and re-plan. We template and install the stone, build or supply the joinery, and coordinate the plumbing, electrical and tiling around it. All benchtops are compliant surfaces — porcelain, sintered or natural stone.

  • Porcelain, sintered surface and natural stone benchtops
  • Custom or flat-pack joinery, shaker or flat-panel
  • Splashbacks, appliance cut-outs and integrated appliances
  • Plumbing and electrical relocations handled in-house
Bathroom Renovations

Bathroom Renovations

Bathrooms, ensuites and powder rooms taken back to frame and rebuilt properly — with waterproofing done to standard and documented, because that's the part that costs people later.

  • Waterproofing to AS 3740 with certification
  • Full wall and floor tiling, including large-format
  • Wall-hung vanities, frameless screens, tiled niches
  • Underfloor heating and heated towel rails

Home Extensions & Expansions

Rear additions, second storeys and reconfigurations that open up the back of the house. This is where the permit and engineering side matters most — and where we do the heavy lifting for you.

  • Structural engineering and building permits arranged
  • Planning applications where overlays apply
  • Steel beams, underpinning and new roof structures
  • Stacker and bi-fold openings to decks and gardens

Painting & Plastering

Interior and exterior repaints, plaster repairs, new cornice and full re-sheets — as a standalone job or as the finishing stage of a bigger renovation.

  • Interior and exterior repaints
  • Plasterboard patching, re-sheeting and cornice
  • Render repairs and texture coatings
  • Feature walls, ceilings and trim

Doors & Windows Replacement

Swapping tired aluminium or timber windows for modern, better-sealed units — often the single biggest comfort upgrade in an older Melbourne home.

  • Double-glazed aluminium and timber-look frames
  • Stacker, sliding and bi-fold doors
  • Entry doors and internal door replacement
  • Reveals, architraves and making good

Permits & engineering

The paperwork that stalls most renovations, handled in-house

Structural changes need engineering. Extensions need building permits. Some properties need planning approval on top. Getting that wrong is what turns a three-month job into a nine-month one — so we take it on rather than leaving it with you.

  • Structural engineering for beams, openings and underpinning
  • Building permit applications lodged and tracked
  • Planning applications where an overlay or setback applies
  • Waterproofing, energy rating and compliance certificates at handover
  • Interior design and finish selections available alongside

FAQ

Renovation questions

How much does a renovation cost?

It depends entirely on scope, size, finishes and what's behind the walls — so we don't publish figures we'd have to walk back. Send through what you're planning and we'll give you a real, itemised quote with materials and labour broken out separately.

Do I need a permit for my renovation?

Cosmetic work usually doesn't. Anything structural — removing walls, extending, altering the roof — generally does, and some properties have planning overlays on top. We tell you which applies at the consultation and handle the applications if the job needs them.

Can you help with the design?

Yes. We offer interior design as part of a renovation package — layouts, selections, finish boards — and we can work with your own designer or architect just as easily.

How long will my renovation take?

A single bathroom is typically a few weeks on site once materials are on hand; a kitchen and living reno is longer; an extension longer again once permits are counted. Every quote comes with a written program.

Do I have to buy the materials from you?

No, but it's usually where most of the saving is. You're welcome to supply your own, or use us purely for materials and run your own trades.

Are you licensed and insured?

Yes. Each project is run by one of our registered building practitioners, and we carry domestic building insurance on applicable works. The registration number of the builder running your job, and our ABN, are stated on your contract.
